North Texas Real Estate & Community Newsletter

Real estate updates. Local events. Homeowner tips. Community news. And a little of what makes North Texas home.

Welcome to the Texan Heritage Realty Group Monthly Newsletter.

We live here. We work here. We raise our families here. And we believe knowing your community is just as important as knowing what's happening in the real estate market.

That's why our monthly newsletter goes beyond homes for sale.

Each month, we bring together useful information about the North Texas real estate market, upcoming local events, homeowner tips, community news, and updates from Texan Heritage Realty Group.

Whether you're thinking about buying or selling, already own a home, or simply want to keep up with what's happening around North Texas, you'll find something useful here.

What You'll Find Each Month

📊 Local Real Estate Market Updates

Real estate isn't one-size-fits-all, and national headlines don't always tell you what's happening here at home.

We keep an eye on housing trends throughout Johnson County and the surrounding North Texas markets, including inventory, home sales, pricing, days on market, and other trends that matter to local buyers and sellers.

More importantly, we'll help explain what those numbers actually mean.

📍 What's Happening Around Town

North Texas has no shortage of things to do.

We'll highlight festivals, community events, family activities, seasonal events, and other things worth knowing about in communities such as Cleburne, Burleson, Joshua, Godley, Granbury, Weatherford, Fort Worth, and the surrounding area.

🏡 Homeowner Tips & Good-to-Know Information

Owning a home comes with plenty of questions.

Each month, we'll share practical information about home maintenance, seasonal preparation, property ownership, taxes, insurance, improvements, and other topics that can help you take better care of your home.

🔑 Buying & Selling Real Estate

Even if you aren't planning a move today, understanding the market can help you make better decisions when the time comes.

We'll cover questions we hear every day from buyers and sellers, including financing, inspections, negotiations, new construction, preparing a home for sale, land and acreage, and navigating a changing real estate market.

❤️ Around Texan Heritage Realty Group

Real estate is only part of what we do.

You'll also find updates about our team, community involvement, local organizations we support, client events, milestones, and some of the people and businesses that make our communities special.

🍂 October in North Texas: Pumpkins, Football & a Little Caribbean Sunshine

Howdy, friends!

Well, October is here, and North Texas is finally starting to give us a little taste of fall. Of course, this is Texas, so we could still be wearing shorts at Thanksgiving!

We're back with another monthly rundown of what's happening around our communities, a few things worth knowing about your home, and a look at what the local housing market is actually doing.

We've also got a little team news to share, including our recent trip to the Bahamas, and a pretty interesting lakefront property that's worth another look.

Grab a cup of coffee, and let's get into it!

🤠 Jason's Pick

I'm a fan of anything that gets families out enjoying our communities. And while a traditional pumpkin patch is hard to beat, I have to admit that fishing a pumpkin out of a swimming pool is a pretty creative way to celebrate Halloween!

🏠 Good to Know

Before the Holidays Sneak Up on You...

We're entering that time of year when the calendar starts filling up with football games, Halloween, Thanksgiving plans, and Christmas shopping.

And somewhere in between all of that, our houses could probably use a little attention.

Here are five things I'd tackle before the holiday rush:

✓ Check your exterior lighting. With the days getting shorter, make sure porch lights, driveway lights, and outdoor fixtures are working properly.

✓ Give your gutters and drainage another look. Leaves and debris can accumulate quickly. Water needs somewhere to go, preferably away from your foundation.

✓ Review your homeowner's insurance. Make sure you understand your coverage, deductibles, and any changes to your policy before you actually need to use it.

✓ Take care of those small repairs. That dripping faucet, loose cabinet door, or running toilet isn't going to fix itself. Trust me, I've checked!

✓ Check your heating system. You may not need it today, but the first cold morning isn't the ideal time to discover something isn't working.

Need a Good Contractor?

After years in real estate, we've developed relationships with roofers, electricians, plumbers, HVAC companies, inspectors, and plenty of other local professionals.

If you need somebody and don't know where to start, just reply to this email.

We're always happy to point you in the right direction!

📊 The Market in 60 Seconds

September's Numbers Tell Two Very Different Stories

One of the things I always tell clients is that real estate isn't just local—sometimes it's local down to the neighborhood.

💬 Jason's Two Cents

Here's what really caught my attention.

Weatherford closed nearly 36% more homes than a year ago, while Fort Worth saw almost 12% fewer sales.

At the same time, Weatherford's median price declined 5.2%, while Fort Worth's was essentially unchanged.

So how can sales increase while prices decrease?

One possibility is that more affordable homes are making up a larger share of what's selling. It can also reflect changing buyer demand, pricing strategies, or simply a different mix of properties closing.

That's why I always caution against reading too much into one statistic.

For sellers, pricing correctly from the beginning matters.

For buyers, there may be opportunities to negotiate that weren't available a few years ago.

And for homeowners who aren't planning to move? Understanding your neighborhood's market is still valuable.

Want to know what homes like yours are actually selling for? Reply with your address, and I'll be happy to take a look.

❓ You Asked. We Answered.

Is Fall a Bad Time to Sell a House?

It's a question we hear every year.

There's a common belief that once school starts and the holidays approach, the real estate market shuts down until spring.

But that's not necessarily true.

While there may be fewer buyers looking during the fall and winter, the ones who are shopping often have a specific reason to move.

A job relocation, growing family, changing financial situation, or simply finding the right house doesn't always wait until April.

And with fewer competing listings in some neighborhoods, a well-priced, well-presented property can still attract attention.

The key isn't necessarily what month you list.

It's understanding the competition, pricing appropriately, and making sure your home stands out.

Sometimes waiting until spring makes sense. Sometimes it doesn't.

That's why we look at each property individually rather than relying on the calendar.

🚢 Around THRG

A Little Team Building... Caribbean Style!

We recently traded our real estate offices for a few days on the water as our team joined fellow Fathom Realty agents from across the country for a brokerage cruise! 🚢☀️

Between stops in the Bahamas, some much-needed relaxation, and plenty of laughs, we had the opportunity to connect with agents from all over the United States.

And while we certainly enjoyed the sunshine, one of the best parts was exchanging ideas, building relationships, and learning from other real estate professionals.

Those connections matter!

Having relationships with agents across the country helps us better serve our clients, whether they're buying right here in North Texas or relocating across state lines.

Of course, we also learned something important:

Our team cleans up pretty well when we're not running from one appointment to another! 😎

We're grateful to be part of a brokerage that encourages collaboration, relationships, and a little fun along the way.

🏈 Friday Night Lights

There's Just Something About Texas Football...

If you've lived in Texas very long, you already know that Friday nights in the fall are a little different around here.

The marching bands, the concession stand nachos, the hometown rivalries, and an entire community showing up to support its kids.

Whether you're cheering for Cleburne, Joshua, Godley, Alvarado, Burleson, Centennial, Weatherford, or somewhere else, there's something pretty special about high school football.

And let's be fair, some of us still take these games just as seriously as we did when we were in high school!

Who's your team this season?

Hit reply and let me know. Bonus points if you've got a good rivalry story!

Until Next Month...

That's another month in the books!

As we head toward Thanksgiving, I hope you get a chance to enjoy some cooler weather, spend time with family and friends, and take in a little of what makes our North Texas communities special.

And if there's something you'd like to see in a future newsletter—a local event, a business worth featuring, a homeowner question, or even a restaurant we need to try—send it my way.

I really do want this to be something you enjoy opening every month.

As always, if there's anything we can do to help with your home or real estate needs, we're just a phone call or email away.
